Scope of Works:
This project involves replacing non-compliant cladding systems, insulation, membranes, and balconies with fully compliant alternatives. Additional works includes repairs to internal communal fire doors, checking fire resistance ratings and self-closing mechanisms.

Pre-Construction Approach:
Following a 2-stage tender, ESS conducted early-stage investigations and design development during PCSA. Poor RIBA Stage 3 information required ESS to challenge and refine every design element for compliance and buildability.
Fire safety compliance was audited in line with PAS 9980 and BS 9999, led by Senior Design Manager Martin Hearn. We worked collaboratively with MVHT, fire engineers (Tenos), and Building Control, including early engagement on thermal compliance and planning approvals.

Key Design Changes:

Introduced aluminium “picture frame” window reveals to improve durability and simplify installation
Used digital tools (Fieldwire, SharePoint) for real-time issue tracking and design transparency

Construction Phase:

Intrusive surveys revealed additional safety concerns, prompting scope updates, including replacement of brickwork and installation of new fire barriers. A non-material amendment allowed compliance while maintaining facade aesthetics using brick slip systems.

Resident & Stakeholder Engagement:

We engaged residents and fire safety consultants (Ellis Arnett, Team Safety Services) to ensure minimal impact on fire management plans.

Value for Money:

We facilitated a full value engineering process across four phases—identifying, evaluating, and implementing compliant, cost-effective solutions.

Legacy:

An internal audit at PCSA completion established a lessons-learned framework for future MVHT projects.
