Key Design Changes:

Delivery Model: Direct delivery

Project Delivery:

Located in a constrained city centre site, stacked containers were used as a compound. Material deliveries were carefully scheduled to avoid peak times and coordinate with the adjacent Children’s Centre. A dedicated banksman and robust logistics plan ensured safety of the public and vulnerable road users.

As the site was adjacent to a railway, we secured a BAPA with Network Rail and liaised throughout the project, submitting RAMS, scaffold design and inspection records. Restricted working hours were observed.

A structural survey revealed the mansard roof could not support new cladding. This was mitigated through a collaborative workshop with the client, leading to design changes.

Resident Engagement:

We collaborated with Management Agents to address safety concerns and leaseholder anxieties. RLOs arranged resident events, provided material samples, factsheets, 3D models, and a web portal with updates.

Health & Safety:

Delivered under ISO 45001, we conducted a detailed fire risk assessment and maintained escape routes. Fire safety plans were communicated to residents via posters and handbooks.
